Edges and walls
Where the roof meets a wall, a parapet or a vent pipe, the felt pulls away. Many flat roof leaks start at the edge, not in the middle.
Blocked drains
Leaves and dirt block the outlet or the gutter, and the roof turns into a pond.
Stains inside a garage
Dark patches on the ceiling boards or the slab, rusty drips on the car. Wet boards rot, so don’t leave it for long.

Do you repair garage roofs?
Yes, a garage roof is a flat roof like any other. In a row of garages your roof joins the neighbours’ roofs, and water can come in from their side, so we check the joints too.
Does the old felt have to come off?
Usually not. If the base is dry and firm, the new layer goes on top. We only strip it where the layers underneath are wet or rotten.
Can a flat roof be repaired in winter?
A leak, yes: we patch it with cold-weather materials. A full new layer waits for warm, dry weather, when it bonds properly.
Our block of flats has a leaking roof. Can the association order the repair?
Yes. We invoice apartment owners’ associations and building managers, with photos and a written defect report.
