Metal roof repair in Rīga
There are two kinds of metal roof here. Old sheet metal, skārds, with folded seams, on pre-war houses in Āgenskalns and the centre. And profiled sheet or metal tile, screwed down, on most newer houses.
Both last a long time if the small things are looked after: the screws, the seams and the paint. When those go, the roof starts to leak.
What usually goes wrong
Most metal roofs leak in small places long before the metal itself wears out.
Rust
It starts at scratches, cut edges, seams and under leaves that lie on the roof. Surface rust can be treated. Rust that has gone right through needs new metal.
Dried-out screw washers
On profiled sheet every screw has a rubber washer. After years of sun and frost they crack, and every screw becomes a small hole.
Open seams
On old skārds the folded seams slowly open with movement and rust, and water gets in along them.
Loose sheets
Sheets that rattle or lift in the wind, usually at the edges and the ridge. Left alone, a storm can fold them back.
Damage from sliding snow
In spring, sliding snow bends sheets, snow guards and gutters.
Faded, chalky paint
When the coating wears thin, rust follows. Recoating in time costs much less than new sheets.

Seams on skārds
Seams re-folded and sealed, rust cleaned back and treated, rusted-through parts replaced with new sheet.
Flashing and snow guards
Ridge, chimney and wall flashing resealed. Bent snow guards straightened or replaced.
Protective coating
If the paint is worn, the roof gets a protective coating so the rust doesn’t come back. This is summer work: it needs dry, warm weather.

Do you replace all the screws or only the leaking ones?
All of them. The washers are all the same age, so if some have cracked, the rest will follow soon. Doing it once costs less than coming back every year.
Can a rusty roof be saved?
Usually, yes. Surface rust is cleaned and treated, and the roof is coated. Only spots that have rusted through need new metal. We’ll show you which is which.
My metal roof drips in winter, but it isn’t raining.
That is often condensation, not a leak. Damp air from the house freezes on the cold metal and melts on a warmer day. Better ventilation in the attic fixes it. We can tell the difference on the inspection.
